Autodesk, a leading 3D design software firm for the architecture, engineering and construction industry, relocated their East Coast headquarters from Waltham to Boston’s Innovation District. The new space includes leading-edge office design on the third and sixth floors and a Building Innovation Laboratory and Design (BUILD) space on the first and second floors that provides an environment to explore fabrication techniques as well as construction and design methods of the future using cutting-edge digital technology.

The BUILD space includes robots, laser cutters, 5-axis routing machines, 3D printers, as well as a gantry crane that allows researchers and startup companies to explore the next generation of the building industry.

Aesthetically compelling, digitally-fabricated elements are highly visible to pedestrians at the street level and a glass-enclosed stair provides a way for the public to engage with the spaces. A separate kiosk is also located at the promenade area outside of Autodesk’s space for further displays and demonstrations.

True to its collaborative end-use, the project was conducted through an Integrated Project Delivery method in which our team worked with the design team, key subcontractors and the Autodesk client team to define project details such as scope, budget, schedule and methods of communication in a team environment.

Renovation of 1 Park Place building for Bose Automotive Systems Division (ASD) at Bose’s Framingham headquarters. Scope included selective demolition, all new M/E/Ps, new fire service and finishes. The critical listening room has an elevated slab, extensive drywall/insulation details, custom fabric panels, M/E/Ps and finishes. Phase 2 fit-out included new M/E/Ps, fire service, insulated sound bays, and finishes. The exterior envelope scope included preparing, repairing and painting the metal panel siding along the exterior of the building.

The renovation features a 10,000 sq. ft. ISO-8/Class 100,000 clean room and 2,000 sq. ft. testing area built to Department of Defense (DoD) Closed Area Standards and ICD-705 Standards, as well as supporting office and equipment space for use by the end-user. The project scope also includes M/E/P/FP relocations and coordination, updated rooftop HVAC systems and equipment installation.

Consigli managed project logistics and material delivery in accordance with the Client’s strict security standards. To minimize disruption to daily activities at the occupied facility, the Client’s personnel working in the renovated space were relocated into new work areas prior to work being performed.

To support enhanced Captain Morgan Rum operations at their campus, Diageo embarked on the design-build construction of their new distillery buildings. The construction team worked closely with Diageo’s laboratory team to develop a suitable space for maximum functionality. An efficient layout for their microbiology and chemistry labs was designed and constructed on a fast-track schedule, featuring a fume hood, eye wash stations and specialty cabinetry for equipment protection. The building also incorporates necessary warehouse space, spare parts storage, a boiler control room, a loading ramp and a platform, among other support areas.

This project was just one of many design-build projects for Diageo, including an administration building, barrel warehouses, visitor’s center, barrel filling and dumping building, LPG storage and civil work for a 4.3 MW CHP power plant. The team’s self-perform crews were contracted to complete numerous civil projects on the Diageo campus, including foundations for two four-million-gallon molasses tanks, external pipe racks, cooling tower foundations and additional concrete work.

General Dynamics Electric Boat (GDEB), the premiere builder of submarines for the U.S. Navy, employs shipyard trades, designers, engineers and related specialist disciplines that produce nuclear-powered submarines. To support their continued complex operations, GDEB called for the construction of a new four-story facility at their Groton campus.

Located adjacent to GDEB’s occupied Building 189, the new construction contains both open and closed (classified) areas, including training facilities, office space, a server room, drawing vaults and an ECC. The facility also supports additional functional groups including the primary communication room for Groton, NRRO/RPCO, NNPP and nuclear testing. The server rooms and ECC are supported by UPS and emergency generator systems.

General Electric (GE) is developing a new campus along the Fort Point Channel in Boston’s Seaport comprised of two historic brick-and-beam buildings at 5 and 6 Necco Court that once housed the New England Confectionery Company (NECCO). Originally built in 1907, these buildings are being completely restored to productive use after being largely vacant and unkempt for decades.
The upper levels of North Point will host offices for up to 280 people as well as internal GE makerspace, with the ground floor hosting Brilliant Labs classrooms, public makerspace and a waterfront bistro. Large folding glass partitions will be integrated into the ground level facing the new GE Plaza in addition to a pedestrian-only area that will allow greater access to the waterfront for the public.

The scope of work includes structural, envelope and base building improvements to meet seismic code with new concrete cores, repair of the load-bearing masonry exterior walls and the installation of a new roof, windows and elevators. The brick buildings are connected by a new glass atrium forming the main lobby to the complex.
The campus is being built in adherence with LEED V4 as well as GE’s internal wellness program, HealthAhead and the principles of the WELL Building Standard.

Among the steps we’re taking to ensure the building is resilient and can withstand extreme weather events include:

  • All critical mechanical, electrical, and plumbing equipment will be located in the mezzanine and roof spaces.
  • Green roofs will be incorporated and water reuse systems will be implemented.
  • Extensive below grade foundation waterproofing is being added.
  • An estimated $1,571,000 of overall investments have been made to keep this project resilient.
  • The return is estimated to be $545,000 per year in avoided losses and a five-year NPV at $788,000

Harvard Medical School’s Seeley G. Mudd Building, located in the heart of Boston’s Longwood Medical Area, underwent a basement-level renovation to accommodate the installation of four new Cryo-Electron Microscopes. These highly sensitive microscopes are becoming increasingly popular in the study of structural biology, as they allow researchers to observe samples at cryogenic temperatures in their unaltered, native environments. Harvard’s Cryo-EM installation is the second of its kind in Massachusetts; Consigli also installed the first in the state at UMass Medical School in Worcester.

To accommodate these four large pieces of research equipment, structural and M/E/P modifications to the Mudd Building were required. Our team oversaw the excavation of the basement-level space, the underpinning of existing exterior walls and interior columns and the integration of a new floor slab. Additionally, new M/E/Ps and a complex eight-layer wall system were installed, to ensure the microscopes are encased in a precisely controlled environment, free from vibration and climate impacts. All work was managed around a highly sensitive research facility and active laboratory, requiring advanced levels of coordination, communication and construction mitigation.

Insulet Corporation, the leader in tubeless insulin pump technology (Omnipods), acquired a property in Acton, MA to serve as its sole U.S.-based manufacturing location. The new facility provides capacity for Insulet to manufacture up to 70% more Omnipods on a single line with up to 90% fewer personnel than its four locations based in China.

The existing 201,690 sq. ft., three-story building was converted to a high-end corporate and manufacturing campus featuring space for research and development, post-market research and quality control operations, a call center, an employee fitness center with locker rooms, a 7,492 sq. ft. cafeteria and commercial kitchen as well as open offices, conference rooms and executive suites. The 155,252 sq. ft. addition, provides clean room manufacturing and warehouse space, quarantine inspection and receiving areas, a gowning and wash unit, packaging rooms and a shipping/receiving area. Work was completed on a fast-track schedule and utilize Lean practices to attain a quick, collaborative start. During construction, the Consigli team pre-fabricated key project elements including the addition’s façade and M/E/P racks to accelerate the schedule and remove labor from the site. The second phase of the project includes the construction of a four-level, 600-space parking garage to accommodate the significant influx of Insulet employees to campus.

J.C. Cannistraro, one of the region’s leading plumbing and HVAC contractors, has moved its production to Boston’s Marine Industrial Park, a gritty neighborhood flanked by the thriving Seaport District and high-end condos along the Reserved Channel. In an effort to preserve the area’s industrial trades, a former boat facility was renovated to provide space for the manufacturing, pre-fabrication and distribution of their products.

While the renovations to the building preserved the steel structure and industrial feel of the building, extensive efforts were made to abate the asbestos siding and other asbestos-containing materials in the existing structure. The massive re-purposing effort brought the building up to modern standards for production, replaced windows and introduced new efficient M/E/P systems and flooring. Two elevators were expanded and brought up to code in order to manage the manufacturing equipment and raw materials.

Redevelopment of two office buildings into a multi-tenant commercial lab building with ground-floor retail space. The existing buildings—originally built in 1910 and spanning an entire city block—received full façade restorations, structural and interior demolition, new M/E/Ps and a new rooftop mechanical penthouse with a screen wall.

Several smaller structures located between the existing buildings were demolished as a part of the project—with the exception of 170 ft. of historic façade, that was preserved and structurally braced during the early phases of construction. Following the wall’s structural bracing, four stories below-grade were excavated, requiring extensive abatement, shoring and bracing, to support a new, 165-car cast-in-place parking garage. A 80,400 sq. ft. addition was erected, incorporating the preserved façade—and serves as the new entrance to the complex.

The core/shell was fit-out to accommodate The Engine, a MIT-powered venture firm, that provides incubator space for start-ups pioneering technology in the biotech, medical device, manufacturing, clean energy, robotics and software industries. The interior features three major program areas—biology and chemistry labs, office and administration areas and flexible makerspace with a machine shop, electronics and rapid prototyping capabilities.
