AbbVie’s Biologics Generation Lab is the result of the renovation to Lab 3129, a 1,350 sq. ft. research space located within an active research environment. The existing space was demolished including all ceilings, walls and flooring. New, mobile lab casework was installed, along with updated flooring, walls, ceilings and M/E/P systems. The adjacent existing Dark Room 3126 and existing Office 3127 were renovated to a new Bullpen and Huddle Room to support the new Biologics Generation Lab users.

All construction activities were managed within this active laboratory research and manufacturing environment, requiring stringent coordination, communication and safety measures to avoid interruptions to occupant activities. The construction zone was located adjacent to active laboratories, requiring a detailed indoor air quality plan and procedures to control particle transfer between construction and non-construction zones.

Biogen, returning to Cambridge after relocating to the suburbs, was in need of a new headquarters in Kendall Square. 225 Binney Street, the first of five buildings planned for the Alexandria Center, is located in the heart of Cambridge’s world-renowned scientific research, academic and technology center.

During all phases of the project, Consigli assisted with effective project planning through the collaborative process of co-location and continuously provided effective feedback, team support and solutions when needed to help ensure that the project was built on time and on budget. Consigli proved its ability to handle a difficult and complex project in a communicable and rational manner.

Developed to house Biogen’s general and administrative functions, the building includes flexible and innovative spaces to encourage collaboration. Other amenities include a conference center, 6,300 sq. ft. cafeteria and community laboratory. The 305,000 sq. ft. office building also has 105,000 sq. ft. of below-grade parking. The modern architecture of the six-story building, featuring a glass and terra-cotta façade, has incorporated two existing historic buildings.

The building’s co-located and integrated design, engineering and subconsultant teams perform work through design-assist and utilized BIM extensively. Project achieved LEED Gold certification.

Autodesk, a leading 3D design software firm for the architecture, engineering and construction industry, relocated their East Coast headquarters from Waltham to Boston’s Innovation District. The new space includes leading-edge office design on the third and sixth floors and a Building Innovation Laboratory and Design (BUILD) space on the first and second floors that provides an environment to explore fabrication techniques as well as construction and design methods of the future using cutting-edge digital technology.

The BUILD space includes robots, laser cutters, 5-axis routing machines, 3D printers, as well as a gantry crane that allows researchers and startup companies to explore the next generation of the building industry.

Aesthetically compelling, digitally-fabricated elements are highly visible to pedestrians at the street level and a glass-enclosed stair provides a way for the public to engage with the spaces. A separate kiosk is also located at the promenade area outside of Autodesk’s space for further displays and demonstrations.

True to its collaborative end-use, the project was conducted through an Integrated Project Delivery method in which our team worked with the design team, key subcontractors and the Autodesk client team to define project details such as scope, budget, schedule and methods of communication in a team environment.

One of the largest owners in the Innovation District, Bentall Kennedy has expanded their Seaport District office space with a complex vertical addition at 22 Boston Wharf Road. The building, which previously featured a garage on floors one through six, with two floors of office space on seven and eight, gained 30,893 sq. ft. of valuable office space within the new addition retail space on the ground floor.

Throughout design development, our team worked with the client team to determine the most efficient exterior and structural materials and M/E/P systems for both up-front cost and long-term value. Two steel reinforcement columns were installed through the brick masonry building in order to support the two-story, steel-framed addition. The project also included new elevators and gut renovation and fit-out of floors one, seven and eight. The project was managed in an active business and residential district.

This 307,000 sq. ft. headquarters, driven by Biogen’s vision for an open building plan to foster collaboration, is remarkably unusual in its complete lack of private offices. The modern architecture of its six stories features a glass and terra cotta façade and incorporates the adaptive reuse of two historic buildings at the edge of the project site, which are bookends to the new facility. The project also incorporates two lower-levels of parking, and anchors this growing campus, while responding to the urban fabric of East Cambridge.

Biogen’s new headquarters includes an open, non-hierarchical office space and “huddle rooms” to enhance information sharing and collaboration, a conference center, satellite cafés and a 225-seat, 6,300 sq. ft. cafeteria and dining area that serves the entire Biogen campus.

Our team managed the tenant fit-out concurrently with the 453,164 sq. ft. base building construction, designed by a separate architect. Co-location and design-assist were utilized to ensure a cohesively designed, coordinated and constructed finish space.

Blue Haven Initiative is an international investment management firm focused on social and environmental performance, originally based in New York City. The firm sought new opportunities and the cultural fit of Harvard Square and elected to move their headquarters to Cambridge, where we managed the fit-out of 2,800 sq. ft. of open-concept office space.

With the intention of using the space for business as well as client entertainment, the open, airy and bright top floor location features high-end, custom millwork and reclaimed wood flooring—which was installed by our in-house craftsmen—and movable furniture options. In addition, we coordinated with a specialty vendor to install pieces from Blue Haven’s private art collection. The finished space features seven private offices—one of which is highly sound-proofed and includes an interactive 12 monitor technology wall and high-end audio system—five work stations, two conference rooms, a lounge and a small kitchen.

The new Health Care Center, Westwood provides Brigham and Women’s Hospital the ability to provide world-class, accessible healthcare in a strategic suburban location. The two-story MOB accommodates primary care, urgent care, radiology and lab services, orthopedics, dermatology, obstetrics and gynecology and a multi-specialty clinic offering cardiology, gastroenterology, endocrine and neurology services.

The building features a high level of sustainability with a panelized rainscreen system and curtain wall exterior. Scope also included considerations for future expansion, sitework, construction of an infiltration system and parking and drop-off areas. The project utilized design-assist for the curtain wall façade as well as pre-fabrication for multiple building components in order to ensure quality and deliver budget and schedule efficiencies.

Headquartered in Madison, WI, Exact Sciences is a leader in cancer testing, committed to providing earlier answers and life-changing treatment guidance. Their Washington, DC office is located in 500 North Capitol, in the Capitol Hill neighborhood.

This project was a fast-track tenant fit-out in an occupied office building managed by BXP. This interior renovation opened up the floor plan, installed all new floors, demountable partitions and doors, new appliances, and a renovated kitchen. Work was completed within a fully occupied building.

Consigli worked closely with BXP, the tenant, building management, and FF&E/low voltage vendors, to deliver a streamlined approach to the renovation, allowing the tenant to move in on schedule and on budget.

This project consisted of the construction and interior fit-out of a new medical office building for Mount Kisco Medical Group, a multi-specialty medical group that provides high quality medical care. The building offers a range of services to Westchester County including allergy and immunology, audiology, dermatology, facial plastic, neurology, gynecology, orthopedics, pediatrics and plastic, reconstructive and hand surgery. The new office also includes laboratory and radiology services, making it a full service medical campus.

The project team faced several challenges throughout the projects including issues with the drywall subcontractor who was unable to provide the manpower necessary to complete the work. Our self-perform unit was then utilized to supplement the remainder of drywall work. The project was also delayed at one point during the project because of an inability to get utilities to the site. The remainder of the project was carried out using temporary power. Through the use of resourceful thinking and great project management, the team was able to overcome these obstacles and complete the project on time and within the targeted budget.

One Mercantile Place, a significant multi-use development in downtown Worcester, required the demolition of an existing shopping mall encompassing an entire city block, selective demolition of a parking garage, hazardous material abatement and extensive utility relocation to create the site for new construction. Demolition of the mall included over 40,000 cubic yards of concrete and 200 tons of steel. With all major utilities running beneath the site and located within the existing structure, the project also included the cut and cap of utilities, with interior utilities all re-routed including steam, electric, tele/data, hot water, chilled water and gas. Work needed to be precisely sequenced in cooperation with the owners of the adjacent commercial buildings and the leadership of St. Vincent’s Hospital to absolutely minimize disruptions. As a sustainable and cost saving measure, no concrete was transported off-site. The concrete was crushed on-site and reused as fill for the new construction projects.

Upon completion of the demolition Consigli constructed a seven-story, 220,000 sq. ft. office building, to serve as the 700-person regional headquarters of Unum Insurance. The project was executed in two phases – phase one being the core and shell development for CitySquare II which included the renovation of an adjoining seven-story, 800-space open-air garage. Phase two consisted of the interior fit-out for Unum. The project achieved the goals of LEED Silver Certification for the base building and interior fit-out.
