Recipient of an IDEAS2 National Award by the American Institute of Steel Construction for its innovative use of structural steel, the APS Editorial Offices underwent an 18,000 sq. ft. second-story expansion as well as renovations to the existing structure. Because the Long Island Pine Barrens Preservation Act prohibited expanding the building’s footprint, the expansion took place above the existing 30,000 square feet structure, which presented one small issue because the existing structure—footings, columns, roof framing and lateral system—could not support the new second story. And so a long-span design with a column grid was used resulting in minimal penetrations through the existing ground floor—only six columns penetrate the interior of the existing building and the new second floor is elevated four feet above the existing roof. The “bridge” over the existing structure also allowed the new steel to be installed without causing any disruptions, which was critically important because APS’s headquarters remained open and operational for its 150 employees throughout the entire project.

Renovations to APS’ existing building included new bathroom amenities, kitchen, office space and conference rooms, courtyards and terraces as well new HVAC, fire protection, electrical data system, new parking lot and a complete site improvement package.

Frederick Law Olmsted was hired to design the U.S. Capitol Grounds in 1874. His goal was to create a landscape and hardscape that complimented the Capitol buildings and enhanced the daily routines of legislators, staff and visitors. For 120 years, very little restoration occurred at Olmsted Terrace. This multi-phased project with the Architect of the Capitol (AOC) included the restoration of the marble and granite hardscape to its original condition. Scope also included the removal and reinstallation of capstones to allow for waterproofing below. Repointing, dutchmen repairs and the cleaning and consolidation of stained, damaged stones was also performed.

The cleaning portion of the project was done through the use of detergents, microabrasion and poultice application to the marble center upper west terrace at the U.S. Capitol Building. In addition to cleaning, all joints were cut out and repointed and the existing joint sealants were removed and replaced. Dutchmen repairs were made using Danby or Lee marble depending on the location.

The U.S. Botanic Garden’s historic Lord & Burnham greenhouse, originally built in 1933 and situated on the National Mall, holds 10,000 specimens and simulates twelve different plant habitats each with its own unique micro-climate. The greenhouse is undergoing renovations that will preserve the historic stone façade, while also creating a modern and sustainable vegetated roof.

The limestone façade and balustrade repairs include micro-abrasion stain removal, crack repair, Dutchman repairs, brick cutting and repointing, lead removal, cornice repairs and the addition of new stainless steel flashing. The roof work features the demolition of the existing EDPM roof down to the concrete deck, followed by the installation of a new hot asphalt-topped green roof. Concrete slab penetrations to allow proper rooftop irrigation and drainage will occur within a seven-foot interstitial space above active M/E/P systems. The finished roof will host an experimental laboratory, where testing and analysis of the durability of various plant types, growth mediums and water requirements for green roofs in the DC area will occur. The findings will be published and distributed to local DC businesses with the goal of encouraging the use of green roofs in the community.

The constrained site has minimal laydown area and limited roof loads for equipment, materials and personnel, requiring the use of lifts and complex swing staging to access the roof and elevations. Additionally, all workers and tools must be tied off to ensure nothing is dropped on pedestrians or the endangered species plants we’re working above. All work is being managed on off-hours or weekend shifts to mitigate disruptions to building occupants and neighboring, high-security buildings.

The U.S. Botanic Garden, originally opened in its current location on the National Mall in 1820, is home to a variety of local, national, international and endangered plant species on display to promote knowledge and foster sustainability and conservation. Within the Garden’s courtyard, a 5,600 sq. ft. Children’s Garden was renovated to create an interactive, educational and exploratory activity area for children visiting the museum.

To make space for the refreshed Children’s Garden, half of the existing courtyard was demolished and leveled of its original site furnishings and plants. Custom features were installed including benches, a jungle gym, tunnels, a trellis with metal leaves, walking paths and other interactive areas. All structures and elements were custom-designed and fabricated for the Children’s Garden, and are comprised of anodized aluminum, hand-formed concrete, wood and natural installations including discovery platforms with fossils and soils. Work was managed around a fully operational museum with security requirements including off-site material checks, 48-hour notice for deliveries and background checks for drivers and vehicles.

To extend the longevity and maintain safe operations of the John Adams Building garage, the Architect of the Capitol called for a two-phased rehabilitation of the building’s corroded structural elements and aged finishes. Structural concrete was replaced at the east and west horseshoe entrances and below the parking garage to ensure structural integrity, and original stone at the entrances was restored.

Project scope included the cleaning and restoration of the building’s historic bronze light fixtures and two exterior bronze flagpoles at the south side of the building. New waterproofing was installed, exposed aggregate sidewalks were replaced with granite pavers and hardscape was restored.

The French Ambassador’s Residence, the largest single-family home in the Kalorama neighborhood of Washington, DC, is a 1910 building originally designed by Jules Henri de Sibour. Now listed on the National Register of Historic Places, the home was purchased by the French government in 1936 and served as the French embassy until 1985 when it became the Ambassador’s residence.

Weathered over the years, the Ambassador’s Residence required upgrades to maintain it’s historic integrity. Phase 1 emergency façade restorations are complete, which has prepared the site for the remaining exterior façade renovations and roof replacement in Phase 2. The interior scope of work includes protection of finishes and the cutting and patching required to allow access for exterior repairs. The project requires a comprehensive repair and restoration of the historic building envelope including new roofing, repairs and replacements of decorative metals, masonry, stonework, windows and doors.

The Chancery Office Building, one of the earliest Modern-era embassy buildings in Washington, DC, was designed by William Lescaze, a Swiss-American Architect, and constructed in 1959. The composition of pavilions linked by a glass hall was emblematic of Lescaze’s functional approach to architecture.

Renovations of the 31,766 sq. ft. historic Chancery Office Building included removing and replacing the existing façade, improvements to main entrances and pedestrian pathways and installation of new windows and curtain wall. Interior scope required lead paint and asbestos testing and abatement, installation of new M/E/P/FP systems and an elevator, along with bathroom renovations. All work was performed on the grounds of the active Swiss Embassy and near the Ambassador’s residence, requiring stringent security protocols and planning, detailed logistics and phasing and constant communication with the client team.

Located across from the Marine Corps Quantico Base, the 23.3 acres Semper Fidelis Memorial Park currently features 40 memorials, more than a mile of trails and overlooks the National Museum of the Marine Corps. The park is adjacent to the Marine Corps Museum and provides a place of remembrance and reflection.

The much-needed expansion added space for 22 memorials, including two grand memorials that are upwards of 1200 sq. ft, with a focus on honoring modern-day Marines. The scope also included the benches spaced out for quiet reflection and the Memorial Pavilion, which provides a view of the museum and creates an additional site for peaceful contemplation, similar to the Semper Fidelis Memorial Chapel.

The Annapolis Post Office, originally built in 1901 by the U.S. Treasury Department, is a Georgian Revival style building that skillfully blends classical design with architectural elements common to the Annapolis area. The building received significant additions in 1926 and 1939, and saw minor renovations and ADA upgrades over subsequent decades. The façade is richly-detailed with patterned-brick, carved stone swags, keystones and quoined corners above a limestone base, while the interior spaces feature heavy oak paneling, ornate moldings and classically carved details, terrazzo flooring and marble wainscoting. Until 2015, the historic space was used as the operations headquarters for the Annapolis Post Office. Following the comprehensive renovation and restoration, the old Annapolis Post Office will be incorporated into the Annapolis Legislative Complex and utilized as State office space.

As part of the overall renovation and restoration of this historic local landmark, the Post Office will see the restoration of the building exterior, including the repair/replacement of a wood-framed cupola; abatement of hazardous materials; ADA improvements including the installation of a new elevator; the installation of fully modernized HVAC, electrical and plumbing services; a new roof; and a full tenant fit-out. All construction activities will be completed on a fast-track schedule to avoid summer months and the significant tourist population that frequents downtown Annapolis.

The project is located at National Mall and Memorial Parks in Washington D.C. The scope of the project includes complete removal of the existing Visitor’s Center and Retail Shop and renovation of the foundation space below the Lincoln Memorial Chamber, referred to as the “Undercroft,” that is an unfinished, cathedral-like space. Once complete, the Undercroft will feature a new Interpretive Center. The project will also replace the south elevator and install a new north elevator in the vicinity of the former retail shop area.

Additional scope includes widening of the east entrances to the mezzanine Undercroft, enlargement of the existing vent on the north side, demolition and partial replacement of the Raised Terrace structural concrete slab, installation of new waterproofing over new structural concrete, phased installation of waterproofing under the upper landing and run of the existing granite and marble grand main stairs that lead up to the Statuary Chamber. Interior work includes placement of new concrete structure and the installation of new mechanical, electrical, plumbing, and security systems. Interior work also includes the construction of museum-quality interior finishes. The Memorial will remain open to visitors during construction, which will require extensive safety measures.
