Renovation of 1 Park Place building for Bose Automotive Systems Division (ASD) at Bose’s Framingham headquarters. Scope included selective demolition, all new M/E/Ps, new fire service and finishes. The critical listening room has an elevated slab, extensive drywall/insulation details, custom fabric panels, M/E/Ps and finishes. Phase 2 fit-out included new M/E/Ps, fire service, insulated sound bays, and finishes. The exterior envelope scope included preparing, repairing and painting the metal panel siding along the exterior of the building.

Occupied Headquarters Renovation

Office Building Renovation

University Data Center

The continuously operating Data Center required a renovation and modernization to meet the growing needs of the University. The raised floor data center provides support to the University System and remained in constant operation throughout the renovation.

The scope of work included a new raised floor system and vapor barrier walls, new 1,000 kVA electrical service and 800 kW diesel generator, two 300 kVA uninterruptable power system modules, new dual-corded electrical distribution, new fire alarm systems, new air conditioning units and a new VESDA controlled pre-action sprinkler system. Our in-house craftsmen self-performed demolition, concrete, rough carpentry and exterior wall panels.

Module Data Center

10,330 sq. ft. interior renovation to the first floor of Module K to create a Tier III Data Center. The project included the construction, commissioning and migration of the Data Center.

The project was executed in an existing operation laboratory building and included the installation of two new roof mounted air-cooled water chillers, two new 1500KW diesel generators, a separate mechanical/electrical floor housed with extensive environmental control systems and installation of two uninterruptable power systems (UPS) including a Liebert UPS and a Piller Rotary UPS.

Summit Data Center

1,500 sq. ft. renovation and fit-out of two new Uninterruptible Power Supply (UPS) rooms and associated equipment to bring the existing data center up to client’s engineering standards requiring Tier III diversity of all power requirements and its associated support equipment.

The two new UPS system rooms are complete with drywall and utilize existing epoxy painted floors. Additionally, this project included re-work of 25,000 sq. ft. of static dissipative VCT tiles and replacement coving.

Celgene Data Center

3,000 sq. ft. renovation of the first floor and basement space of on the client’s Summit New Jersey campus. The project involved the demolition and abatement of a legacy shop area to create a new Tier III (2N) supported data room with dedicated and diverse electrical and mechanical infrastructure, computer room and campus data cabling.

Building S5’s existing infrastructure including utilities and building construction were also addressed. They were upgraded to meet new space and code, fire separation and isolation requirements.

The scope included supporting client’s third party commissioning agent. Contains one 360kW Liebert NXL 3-phase UPS, a 750kW natural gas generator, three 1000 amp Bypass Automatic Transfer Switches and a 360kW Piller CPM rotary UPS.

Regional Data Center Fit-Out

280,000 sq. ft. phased fit-out of five data halls. Each 10,000 sq. ft. data hall harnesses 1.5 MW of IT power for a total of 50,000 sq. ft. of server space generating 7.5 MW of power. Operating data halls experienced zero downtime as a result of subsequent data hall construction.

In addition to the data center function, a 600-seat Business Continuity Management (BCM) area was constructed. Build out of the BCM included installation of raised flooring, dedicated HVAC and uninterruptible power supply (UPS) systems, conference rooms, offices, restrooms and coordination of furniture installation.

The scope included extensive coordination of all the underground plumbing and electric with concrete trenches and slab on grade.

Data Center Renovation

Hardening Project Data Center

Upgrade to the infrastructure of the existing operational data center operating environment, critical to the client’s business operations. The scope included: installation of two new primary substations including two service switchgear lineups with two transformers, installation of a new distribution switchgear including phased connection of new source feeders to existing transfer switches as well as the construction of a pre-engineered building; reconfiguration of some of the existing distribution feeders; installation of a temporary generator plant to support the site during the upgrades to the existing generator system, and a redundant cooling tower make up water system; expansion of the existing paralleling switchgear to accept the new generator into the existing emergency power generation system; and installation of a new 2500 KW generator.
