Harlem’s historic Apollo Theater is undergoing a significant renovation and expansion for the first time in its 108-year-old history. The renovation will improve public areas and audience comfort, enhance artists’ accommodations and preserve and update the iconic exterior of the building.

The scope of work includes a fully revitalized interior, including a new lobby with a café and bar that will be open to the public throughout the day, soundstage, restoration to the orchestra pit, the addition of new seating; enhancements to backstage support elements such as upgraded lighting and audio systems; and the integration of new building and life safety systems. Additionally there will be a complete modernization of elevators and bathrooms, upgraded HVAC, fire suppression and technology systems. The exterior work includes repairing and restoring the iconic façade and marquee and upgrades to new LED technology. Consigli will lead the meticulous restoration, renovation, and modernization of the existing four-story building while the theater is closed for six months during construction to achieve this unique vision. Pre-construction will include extensive laser scanning and constructibility reviews to verify the existing conditions within the historic ceiling and theater spaces. A significant amount of specialty plaster restoration will take place on the balcony area adjacent to the theater stage. M/E/P upgrades include ductwork; additionally, there will be new lighting and IT and equipment upgrades in the new lobby outside the theater.

Our construction logistics strategy aimed to isolate construction activities from access to ongoing theater operations, which will continue during a portion of the project. An exterior scaffold and hoist in the rear alley, coupled with new penetrations into the theater attic and link building, facilitate uninterrupted work, ensuring safety and schedule certainty.

The U.S. Botanic Garden, originally opened in its current location on the National Mall in 1820, is home to a variety of local, national, international and endangered plant species on display to promote knowledge and foster sustainability and conservation. Within the Garden’s courtyard, a 5,600 sq. ft. Children’s Garden was renovated to create an interactive, educational and exploratory activity area for children visiting the museum.

To make space for the refreshed Children’s Garden, half of the existing courtyard was demolished and leveled of its original site furnishings and plants. Custom features were installed including benches, a jungle gym, tunnels, a trellis with metal leaves, walking paths and other interactive areas. All structures and elements were custom-designed and fabricated for the Children’s Garden, and are comprised of anodized aluminum, hand-formed concrete, wood and natural installations including discovery platforms with fossils and soils. Work was managed around a fully operational museum with security requirements including off-site material checks, 48-hour notice for deliveries and background checks for drivers and vehicles.

In 2004, Boston College acquired property once owned by the Archdiocese of Boston, and elected to transform the former Cardinal’s residence into a museum and conference center on its Brighton campus. The re-purposed facility includes a 7,310 sq. ft. curtain wall-clad addition, which serves as the new entrance and lobby; the integration of new architectural features and mechanical systems; and landscaping to complement the updated facility.

Prior to the start of construction, we relocated gas and utility lines located within the footprint of the addition. The updated ground and first floors of this former residence provide conference and administrative space, featuring the integration of high-tech audio/visual systems, while preserving the original historic finishes such as intricate millwork and marble flooring. The upper floors were transformed into galleries, framing rooms, art preparation and administrative space, which required robust HVAC, lighting and humidity controls to maintain the collections.

Each summer, Tanglewood, the popular music destination in Massachusetts’ Berkshire Hills, welcomes upwards of 330,000 patrons. With the goal of creating a year-round venue, the BSO expanded its campus with four new buildings, allowing Tanglewood to enhance its cultural and educational offerings, improve practice and performance space and increase audience engagement.

The interconnected complex includes a 200-seat, multi-purpose studio for rehearsals, lectures and events, a 150-seat café building with servery and kitchen designed to encourage interaction between musicians and guests, and a curved covered walkway connecting two additional learning/practice studios. The facility hosts space dedicated to the Tanglewood Music Center, a prestigious summer academy, and the Tanglewood Learning Institute, a popular lecture and adult education program. The project also incorporates an updated campus horticultural plan, which required a new irrigation system, the preservation of a historic oak tree and the planting of over 144 new trees and shrubs to provide shade for concert-goers.

These signature facilities feature world-class acoustics, high-end HVAC systems, sound and vibration isolation treatments, intricate millwork and a wood and curtain wall façade. Our team fast-tracked early construction to ensure the building was enclosed by the start of Tanglewood’s 2018 summer season. The only work permitted to occur during the festival months was on the interior of the new facilities; a strict delivery schedule will be maintained and work will be closely monitored to ensure the Tanglewood experience was maintained throughout construction. The new complex achieved LEED Gold certification.

Widely regarded as one of the country’s finest youth orchestras, the Boston Youth Symphony Orchestras (BYSO) sought to transform the iconic 235 Huntington Avenue building—also known as the “Sunday School Building” at the Landmarked Christian Science Plaza—to serve as their performance and rehearsal hall facility. Strategically placed in the heart of Boston’s cultural district, the two-story, cast-in-place structure supports BYSO’s future growth with the full renovation and fit-out.

Renovation scope included the installation of a new accessible elevator, two accessible restrooms on the second and third floors and a gut renovation of two existing restrooms on the ground floor. New Fire Alarm and Fire Suppression systems were installed throughout the building. The existing 200 person auditorium space was renovated with a wood reflector wall, ceiling panels and curtains, as well as installation of a new custom patterned wood floor with acoustical sub-flooring system. Additionally, ten acoustically rated practice rooms were created along the perimeter of the facility with views of the Christian Science Reflecting pool.

Significant pre-construction planning—including building investigation and conceptual cost estimating services—was provided to BYSO to facilitate fundraising efforts and ensure the project is designed and built within the established budget.

Bowdoin College (Bowdoin) constructed a new state-of-the-art facility dedicated to the broad study of the Arctic consisting of two mass timber buildings—the Center for Arctic Studies and Mills Hall—connected underground by a utility/pedestrian tunnel. The Center for Arctic Studies is critical to Bowdoin’s multidisciplinary teaching and study of the Arctic and the environment, featuring teaching and laboratory spaces for collaborative work among students, faculty and researchers. The Center will also house galleries and support spaces for the College’s Peary-MacMillan Arctic Museum, to be relocated from its current campus location. Mills Hall, largely dedicated to academic program areas, will host classrooms and faculty offices, including a 60-seat cinema classroom. The classrooms are designed to facilitate active learning and the use of new and evolving technologies. The building also includes an event space accommodating 288 seated guests.

To confirm schedule and cost equivalence, Consigli completed a 4D structural erection schedule analysis and cost analysis of the timber structure against other structural options, including steel and concrete. All work was managed in the heart of Bowdoin’s active, occupied campus. While 68 trees were removed from the project site, 85 trees better adapted to Maine’s changing climate were planted at project completion.

The 15,000-seat, city-owned arena was in need of extensive renovations to compete with similar venues throughout New England. Elements of the renovation included upgrades to both the interior and exterior of the facility.

Interior renovations include a redesigned box office, four new event suites, new and upgraded restrooms, an expanded concourse and retail spaces. Improvements were made to the mechanical and electrical systems, including a new chiller plant, emergency generator and upgrades to the fire protection and security systems.

The exterior work now complements the architectural and aesthetic design of the convention center, as well as the adjacent CitySquare development. Also included among exterior improvements were a new façade, digital marquee, streetscape and a landscaped promenade leading into the facility.

To make creativity a more central component of both the Colby and Waterville community experiences, the College embarked on an on-campus collaboration and innovation hub to serve as the new home for its Departments of Theater and Dance, Music and the Cinema Studies Program. The Center houses multidisciplinary creative and performing art spaces including a world-class performance hall, arts incubator, recording studio, film-screening studio, practice areas, dressing rooms, scene shop and classrooms to support new forms of creative expression.

A design-assist delivery method was utilized for the building’s mechanical controls and custom curtainwall for improved constructability and efficiency. To support peak performance quality, extensive acoustic considerations were required throughout various trade packages. The new facility—constructed on the active campus—is part of a larger arts initiative that includes Colby’s Museum of Art, Lunder Institute for American Art and downtown’s Paul J. Schupf Art Center and arts collaborative. The project achieved LEED Gold.

The original Metropolitan Police Memorial Fountain has been sitting in front of the Washington, DC, Metropolitan Police Department, now known as the Henry J. Daly Building. The fountain was designed by John J. Early and was built using marble imported from Italy.

This project includes restoration of the existing dilapidated memorial fountain, construction of a new memorial wall that will be engraved with names of Metropolitan Police Department officers who have died in the line of duty, and beautification of the site through new plantings and landscaping. The existing condition of the fountain included intensely colored aggregates and advanced decorative inlay. Horizontal boring was required under the historic fountain in order to install new mechanical systems.

The project is located on a very tight site with the new wall being constructed in close proximity to the building areaway, which requires careful coordination. The team also discovered a number of unforeseen existing conditions, such as significant debris from previous construction projects, large mature tree root systems, and existing unidentified plumbing and conduits. Consigli tested the existing soil to ensure the construction debris would not prevent compaction and brought in new, clean soil, to amend the existing as needed. The team coordinated with the DC Forester, the Landscape Architect, and our arborists to adjust field installations to avoid the largest tree roots, and to airspade/expose and trim roots as needed. Finally, the team worked with the building owners to identify and remove lines that had previously been abandoned in place and to repair and protect previously unknown/undetected lines.

The Cathedral of Saints Peter and Paul is a Romanesque and Gothic Revival-style Providence landmark originally designed by Patrick C. Keeley and completed in 1889. The stunning exterior features Portland Brownstone façades, stained glass windows, twin 156’ tall towers and a slate roof. In order to maintain its historic character and integrity, Consigli completed selective masonry, along with a full roof replacement.

Restoration work included in-kind replacements of Brownstone; stone Dutchman repairs; retooling of faces of rock-faced ashlar stone and decorative stone and trim; and repointing of stone joints. In addition to the full slate roof replacement, select roof framing members were structurally repaired. The existing lightning protection system also received upgrades. All construction activities were completed around an active house of worship.
