Recipient of an IDEAS2 National Award by the American Institute of Steel Construction for its innovative use of structural steel, the APS Editorial Offices underwent an 18,000 sq. ft. second-story expansion as well as renovations to the existing structure. Because the Long Island Pine Barrens Preservation Act prohibited expanding the building’s footprint, the expansion took place above the existing 30,000 square feet structure, which presented one small issue because the existing structure—footings, columns, roof framing and lateral system—could not support the new second story. And so a long-span design with a column grid was used resulting in minimal penetrations through the existing ground floor—only six columns penetrate the interior of the existing building and the new second floor is elevated four feet above the existing roof. The “bridge” over the existing structure also allowed the new steel to be installed without causing any disruptions, which was critically important because APS’s headquarters remained open and operational for its 150 employees throughout the entire project.

Renovations to APS’ existing building included new bathroom amenities, kitchen, office space and conference rooms, courtyards and terraces as well new HVAC, fire protection, electrical data system, new parking lot and a complete site improvement package.

The Anderson Center for Autism, a renowned boarding school established in 1924 by Dr. Victor Anderson, was founded on the belief that children with special needs are best served through an integrated program that addresses their educational, emotional and social needs. Recognizing the deficiencies in their existing campus to accomplish this mission, their leadership developed a comprehensive strategic plan with a core element calling for major revitalization and reconfiguration of the Center’s residential facilities.

The resulting Master Plan, which has been executed over multiple new building and renovation projects, was focused on providing welcoming social spaces and an intimate neighborhood feel within the campus. The site design was created around a triangular village green with three main thoroughfares bordered around it. Three major buildings, along with fifteen residences, anchor the village green, creating an intimate neighborhood environment within the campus: the new Village Center, the new Recreation Center and the historically significant Malcolm Hall—now the newly renovated Business Center at the Spruces.

The existing institutional-like dormitories were replaced in several phases by smaller dormitories with a comforting environment. Each of the 12 houses, approximately 3,500 sq. ft. each, houses two separate living units, each containing living and dining rooms, multi-use, nurse and bathrooms and four private bedrooms. The Master Plan expanded programs specifically designed for autistic students, such as the mock retail store, built to aid in social integration practices.

After over 20 years of providing public rowing programs from a leased facility, the leadership of Community Rowing, Inc. (CRI) decided to construct a permanent boathouse facility to achieve their mission of “Rowing for All” with the infrastructure and accessibility needed to strengthen current programs and offer new services.

The CRI boathouse has the capacity for 140 boats of various sizes and configurations to accomodate future growth. The new facility also provides administrative spaces, classrooms, weight rooms, showers and lockers. A multi-purpose room overlooks the Charles River for events and functions. The facility also demonstrates CRI’s commit to the environment with a wide range of sustainable features including a geothermal well system.

Community Solutions is a national non-profit organization committed to impacting the lives of vulnerable people and places by catalyzing the social systems that support them. They selected the former Swift Factory Complex in Northeast Hartford, CT as their latest change engine. The 100-year old factory building was the former home of M. Swift and Sons Factory, a historically significant manufacturer of gold leaf and other pressed metals.

The Swift Factory Complex was transformed into a multi-purpose community hub and entrepreneurial hotspot for one of Connecticut’s lowest-income neighborhoods, aiming to improve health and create jobs for residents. The established program is centered around three core elements: Made at Swift, Healthy Swift and Green Swift, and includes urban farming and growing, food manufacturing and distribution, a health clinic, classrooms and office and cultural spaces—all with the goal of providing opportunities for job training and creation, entrepreneurial activity and economic growth.

To achieve the Swift Factory Complex’s diverse programming, Consigli renovated two residential homes located on the lot, Grey House and White House, and engaged in a comprehensive building investigation period followed by abatement of the factory buildings. The two-story, wood-framed factory buildings were completely reconfigured on the interior, including new framing, finishes and M/E/Ps, along with the installation of elevators and new windows. With the goal of supporting sustainable living, green design and building practices were implemented throughout.

The original Metropolitan Police Memorial Fountain has been sitting in front of the Washington, DC, Metropolitan Police Department, now known as the Henry J. Daly Building. The fountain was designed by John J. Early and was built using marble imported from Italy.

This project includes restoration of the existing dilapidated memorial fountain, construction of a new memorial wall that will be engraved with names of Metropolitan Police Department officers who have died in the line of duty, and beautification of the site through new plantings and landscaping. The existing condition of the fountain included intensely colored aggregates and advanced decorative inlay. Horizontal boring was required under the historic fountain in order to install new mechanical systems.

The project is located on a very tight site with the new wall being constructed in close proximity to the building areaway, which requires careful coordination. The team also discovered a number of unforeseen existing conditions, such as significant debris from previous construction projects, large mature tree root systems, and existing unidentified plumbing and conduits. Consigli tested the existing soil to ensure the construction debris would not prevent compaction and brought in new, clean soil, to amend the existing as needed. The team coordinated with the DC Forester, the Landscape Architect, and our arborists to adjust field installations to avoid the largest tree roots, and to airspade/expose and trim roots as needed. Finally, the team worked with the building owners to identify and remove lines that had previously been abandoned in place and to repair and protect previously unknown/undetected lines.

DC SAFE is a non-profit group dedicated to ensuring the safety of domestic violence survivors. The site hosted a two-story building dating back to 1910 that formerly served as a feed and grain warehouse and an ice cream factory. Most recently used as commercial office space, the building was demolished after abatement to allow for construction of DC SAFE’s new transitional housing and office space building.

The new five-story, 40,718 sq. ft. structure is a mixed-use building that provides 30 fully-furnished transitional housing units in a variety of configurations ranging from studios to three-bedroom apartments. The building also includes space for non-profit administrative and commercial office space, a rooftop recreation room, an outdoor terrace, a green roof and a children’s play area. The site includes eleven on-site parking spaces and ten bicycle spaces. All the work was managed in close coordination with residential and commercial neighbors adjacent to the project site.

Built in 1872, the majestic church is located in the heart of downtown Cambridge and houses the City’s oldest congregation. Our in-house craftsmen self-performed comprehensive exterior masonry restoration and renovation work to the bell tower façade. The timber bell tower and louvers were structurally re-built, and a new roof was installed. We also restored and gilded the large ornamental weathervane and restored three 19th century, original Tiffany stained glass windows. Unique treasures, the hand made stained glass windows were painstakingly removed and transported to Williamstown, MA where they were restored and subsequently returned and reset in their permanent positions in the church sanctuary. Lastly, we refurbished the historic 19th century church altar. The limestone altar was dismantled, catalogued and restored, with all work being completed by our self-performance personnel.

Madison Square Boys & Girls Club’s mission is to save and enhance the lives of New York City boys and girls by creating a safe space for learning, creativity and overall youth development.

To further that objective, MSBGC embarked on a new ground-up, multi-use athletic/community center in Harlem located on the corner of 155th Street and Bradhurst Avenue. The 4-story facility, geared towards children ages six through 18, features a rooftop sports arena, production studios, a fitness center, educational spaces for tutoring and studying, a screening room, technology labs and dining areas and lounges.

The New England Center and Home for Veterans has been providing counseling, support services and shelter to veterans for over 25 years. A major reconfiguration and renovation of space within the existing facility has been essential as the infrastructure is original from the early 1920s. The project created 35 new efficiency apartments, makes service programs more accessible to veterans, upgraded existing facilities and brought the building into conformance with modern code requirements.

Due to the building being at maximum capacity, as well as located in a very tight location, safety and site logistics were a critical concern. A six-phased project plan was developed to accommodate residents at the 24-hour, fully operational Center.

The Center also underwent renovations and repairs to the exterior of the building, specifically a full roof replacement, as well as upgrades to the front façade.

Old South Church, listed on the National Register of Historic Places and designated as a National Historic Landmark, is a Boston architectural icon built in 1873. Located in Copley Square, this notable structure required a significant renovation to repair a major crack in the east elevation of the building along with restoration scope to preserve architectural details and maintain the long-term integrity of the exterior.

Exterior scope included full rebuilding of the Roxbury pudding stones, preservation of brownstone and sandstone decorative elements and the full restoration of the lancet and tracery stained glass windows on the east and south elevations, which were reset with an iso-thermal protective glazing system. Interior scope required extensive shoring, scaffolding and the removal of the pipe organ to facilitate access to impacted areas, included plaster repairs and replication of historical decorative paint scheme. The organ was refurbished while in storage and reinstalled upon project completion.

All work was managed around ongoing church operations, with activities including a daily women’s lunch program, daycare, weddings and regular services.
