The Rabb Graduate Center and Golding Judaica Center, originally constructed in the 1960s, underwent a full window replacement in order to increase energy efficiency in the buildings. Located in the busy Mandel Humanities Quad, the project was managed on a fast-track summer schedule to minimize disruptions to campus and building occupants.

The project implemented Lean practices and utilized window mock-ups to efficiently complete the replacement of 230 7 ft. x 7 ft. windows in both buildings. Demolition and abatement of the window openings–which contained ACMs–and the large panes of glass was executed safely with DEP standards. The scope of work also included installation of new exterior doors, installation of a rooftop exhaust system and upgrades to the second floor restroom to achieve ADA compliance. Our team self-performed window blocking, caulk re-patching and installation of four exterior hollow metal doors.

The TD Garden, Boston’s largest multi-purpose sports and entertainment venue and one of its most recognizable landmarks, called on Consigli’s Special Projects Group to manage a fast-track renovation to its Premium Suites. This complex project was phased around ongoing concerts and events and was completed in advance of the Bruins’ season, ensuring the guest experience went undisturbed.

Our Special Projects Group reconfigured two existing club boardrooms and combined six smaller lounges on two floors into larger, more unified spaces. The new suites feature high-end finishes such as new leather seating and custom millwork for free-standing drink rails, walls, ceilings and three new bars. Our self-perform team installed all food service equipment, including specialty refrigeration and grills, along with all of the millwork on this project.

Harvard Medical School’s Seeley G. Mudd Building, located in the heart of Boston’s Longwood Medical Area, underwent a basement-level renovation to accommodate the installation of four new Cryo-Electron Microscopes. These highly sensitive microscopes are becoming increasingly popular in the study of structural biology, as they allow researchers to observe samples at cryogenic temperatures in their unaltered, native environments. Harvard’s Cryo-EM installation is the second of its kind in Massachusetts; Consigli also installed the first in the state at UMass Medical School in Worcester.

To accommodate these four large pieces of research equipment, structural and M/E/P modifications to the Mudd Building were required. Our team oversaw the excavation of the basement-level space, the underpinning of existing exterior walls and interior columns and the integration of a new floor slab. Additionally, new M/E/Ps and a complex eight-layer wall system were installed, to ensure the microscopes are encased in a precisely controlled environment, free from vibration and climate impacts. All work was managed around a highly sensitive research facility and active laboratory, requiring advanced levels of coordination, communication and construction mitigation.

The JFK Library’s Legacy Gallery celebrates the accomplishments that have been inspired by the legacy of JFK’s life and administration. The project, in collaboration with the i-k Design team and the library’s in-house designers, transformed the space by adding interactive multimedia, updated lighting and finishes and improving the existing structural and HVAC conditions to incorporate new, more functional casework for better display of artifacts. The design has taken the previously dark and outdated space to a beautiful and easy experience for visitors, telling stories through various documents, videos and objects—including a 12-foot rectangular section of the Berlin wall.

Project scope included the removal and salvaging of existing millwork and the installation of new millwork, finishes, doors and hardware, flooring, drops and fixtures and wall repair and painting. Consigli’s self-perform division conducted selective demolition of the gallery’s M/E/P systems with careful attention to adjacent occupied space. Negative air machines and heat detectors were utilized to mitigate impacts of construction dust and noise since the library and museum remained fully occupied throughout the project.

To support their growth as an international leader in biomedical research, Novartis embarked on the construction of a new 790,000 sq. ft. signature new campus in Cambridge. The project featured the construction of two new buildings and the renovation of an existing building, and provides collaborative interdisciplinary research and office spaces. Located on a high-profile site adjacent to the Central Square area of Cambridge, the new campus serves as a life science gateway for the region. The campus features ample green spaces, ground level retail and a below-grade parking garage to accommodate 400-500 vehicles.

After providing a full range of pre-construction services and managing the demolition and enabling phase of the project, Consigli was an integral member of the construction phase team in a strategic alliance with Skanska USA Building. The project involved complex urban logistics and advanced mitigation planning to minimize neighborhood impacts. Designed by two premier architects, the building features a dramatic envelope with the integration of numerous materials and unique shapes.

With the selection of Maya Lin Studios and Bialosky + Partners as architects, the leadership of Novartis made a strong commitment to cutting-edge design for their signature new buildings. Consigli assisted in the design of the wall system, selection of the stone and ultimately executed the installation of this very unique wall system with our in-house masons.

Old South Church, listed on the National Register of Historic Places and designated as a National Historic Landmark, is a Boston architectural icon built in 1873. Located in Copley Square, this notable structure required a significant renovation to repair a major crack in the east elevation of the building along with restoration scope to preserve architectural details and maintain the long-term integrity of the exterior.

Exterior scope included full rebuilding of the Roxbury pudding stones, preservation of brownstone and sandstone decorative elements and the full restoration of the lancet and tracery stained glass windows on the east and south elevations, which were reset with an iso-thermal protective glazing system. Interior scope required extensive shoring, scaffolding and the removal of the pipe organ to facilitate access to impacted areas, included plaster repairs and replication of historical decorative paint scheme. The organ was refurbished while in storage and reinstalled upon project completion.

All work was managed around ongoing church operations, with activities including a daily women’s lunch program, daycare, weddings and regular services.

The Providence Performing Arts Center (PPAC) is a multi-use theater located in the heart of Providence that hosts Broadway touring shows, plays and concerts. Listed on the National Register of Historic Places since 1977, the building had not undergone a façade restoration since its 1928 completion. Weathered by decades of New England climate, the building received a long-awaited refresh.

Consigli’s own self-perform team managed the PPAC restoration, which included: demolition and repair of ornate terracotta stonework; repointing and repairing of all existing masonry; glazing of existing stones; and installation of new through-wall flashing and brick at the building’s parapet. Upon completion, 365 terracotta stones were demolished and replaced to match the building’s historic design. Located in the heart of Providence, the project was managed to minimize disruptions to the occupied PPAC and its first-floor café, in addition to surrounding buildings.

Harrison Gray Otis, a wealthy lawyer during the American Revolution and later a member of the U.S. House of Representatives, commissioned Charles Bulfinch to design his first home located in Boston’s Bowdoin Square, which opened in 1796. This property, now listed on the National Register of Historic Places, serves as and active museum and office space for the Historic New England Library and Archives.

One of the property’s original granite retaining walls started showing its age with loss of structural integrity, calling for the complete removal, structural reinforcement and replacement of the historic stones. Consigli’s Special Projects Group was called on to oversee the painstaking restoration, which was completed entirely with in-house self-perform crews managing the stone removal and replacement, excavation, concrete, drainage, hardscaping and landscaping.

Using a historic photograph as a blueprint, our teams began by removing the stones block-by-block to be numbered and stored. Simultaneously, the adjacent museum was underpinned and excavation occurred behind the existing stone wall. A modern, concrete retaining wall was poured and the historic stones were put back in place, one-by-one, in the same pattern as the original historic wall construction.

St. Paul’s Parish, a 1913-Gothic Revival Episcopal church listed on the National Register of Historic Places, is undergoing a comprehensive restoration to the vestibule, led by Consigli’s Special Projects Group. Our team completed exploratory work, options analyses and scope prioritization analyses and presented recommendations to the Parish, allowing them to make informed decisions about how to spend their defined budget.

The Parish’s selected summer 2017 scope includes cutting and repointing of the historic masonry; removal and replication of wood entry doors and hardware; and the recreation and fabrication of two exterior light sconces at the building’s vestibule. Consigli’s in-house self-perform team is completing the historic stone restoration, which requires the use of hand tools to ensure historic accuracy and proper integration into the façade. The original mortar mix is being replicated by our masons and then hand-tooled onto the building’s architectural precast and ashlar granite façade. All work is being managed around ongoing Parish services, requiring communication of upcoming events, construction activities and work zones.

Built in the early 1900s, the Casino at the Crane Estate was in need of restoration to preserve its historic charm. Our team was chosen to perform “archaeological” excavation to the exposed original existing features. The scope of work included filling an existing pool with soil and new landscaping, while installing drainage, water services and irrigation.

Our skilled masons’ attention to detail ensured the new concrete paver bands, steps, structural walls, marble edging and pavers matched the historic colors and finishes, just as when the Casino was first built. In addition, new architectural precast balustrade rail systems were installed and exposed granite, footings and utilities were removed, cleaned and reset in their original locations.
